Prime Texan Real Estate Trust


The Prime Texan Real Estate Trust has been designed to allow investors to take advantage of the opportunity to acquire cash flowing commercial properties combined with the expectation for appreciation throughout the life of the Trust. The Trust has an expected 5 year timeline. The exit strategy for the Trust is to sell the properties, either individually or as a portfolio, after improving the value by mortgage pay down, increasing occupancy, and property improvements. This Trust is structured as a Private MFT which benefits from being uncorrelated to the public markets.

The target acquisitions will be retail, office and/or medical properties in the Greater Houston Area that meet Prime’s stringent investment criteria. The Trust has already identified and purchased the League City Towne Centre property as it meets the defined investment objectives. There will be continued efforts to acquire more properties that are at least 85% occupied (at least 50% of the occupied space will be held by a national tenant). No one tenant to occupy more than 25% of the portfolio.
